Rental Guarantee
The management company of the condo hotel will offer 50% of the net operating profit generated through a rental program. Being located next to the sports arenas, there will be unrivalled demand for occupation of the units from high-profile sports personalities, athletes, coaches and visitors alike.
The developer will appoint a hotel operator / management group with proven experience in the 5 Star sector that will maximize occupancy through its brand name, reservation system and the necessary advertising and marketing.
The room revenue from all of the apartments within The Cube will be pooled to achieve the Gross Revenue. From this ALL OF THE COSTS associated with the management, maintenance and running of the building are deducted leaving the Net Operating Profit. The Net Operating Profit is then split 50% to the hotel management company and 50% to the owners. The developer believes that the absolute minimum return on investment you could expect to achieve with The Cube is 10%
In addition, you will as an owner be able to use your residence up to 30 days per year. Additional room nights may be rented by the apartment owner for 50% of rack rates subject to availability.
The return on investment owners receive will be proportionate to the level of your investment against the total investment value of all of the apartments within the building. The Cube offers unlimited potential for earnings, there is NO upper limit to the owner's share of profits.
How To Reserve a Unit
There is a reservations fee of AED5,000.
The first down payment of 20% is due within 7 days of signing followed by staged payments throughout the construction.
The Cube will be completed June 2009. To match the expectations of the buyers, owning a property created and built at the highest German standards, the developer has scheduled a period of three months for remedy of defects after completion of construction June 2009. Due to that timeframe, handover will be in final quarter of 2009.
You have the right to re-sell after fulfilling a minimum of 30% payments. There is a 2% transfer frees payable to the developer and 1.5% to the Land department for transfer of ownership (applicable only if you resell after handover). These fees are normally paid by the buyer.
