Purchase Details
The maintenance fee/service charge is approx. AED 12 per sq.ft per year. This covers security, maintenance of the exteriors and common areas.
Superior rental returns: 8% GUARANTEED for 5 years, renewable every 5 years.
8% is gross, however this is the bare minimum guaranteed. Income from the rental pool would be split equally among the hotel operator and the residence owner, with 5% being deducted for insurance and 5% for furniture replacement, leaving 40% of the net profits to the unit owner. This should average well over 12% over 5 years.
The rental income will be paid out at the end of each year.
In addition, owners have 30 days usage rights per annum.
You have a choice of three attractive payment options;
- Regular Payment Option: 15% down, 15% in 3 months, six instalments of 10% every 3 months, final 10% on possession.
- 25% down, 25% in 3 months, 25% in 8 months and 25% at handover
- 100% payment: in a single instalment gets 7% discount
Payments will be done into an escrow account.
Hand over is scheduled for April 2010. If need be, you can re-sell after fulfilling a minimum of 30% payments. There is a 2% transfer frees payable to the developer and 1.5% to the Land department for transfer of ownership (applicable only if you resell after handover). These fees are normally paid by the buyer.
