The Residences at Cool Blue

Owners who wish can participate in the optional rental programme, offering 6% rental guarantee for 2 years. Owners can still use their villa for up to 40 days a year.
Purchase Details
A £500 non-refundable deposit is required to reserve a residence. The property will be held for 30 days while investor reviews contracts.
Cool Blue Samui operates a milestone payment structure. With 20% deposit followed by further payments of 20% on commencement of infrastructure, 20% on completion of roof, 35% upon the villa’s completion and the balance of 5% upon registration of the lease at the local Land Office.
Works will commence in summer 2008 with planned completion late 2009.
Ownership is achieved by a perpetually, renewable lease which offers the lessee full control over the freehold ownership rights, effectively equivalent to freehold ownership.
A sinking fund of THB 100,000 will be obtained from each property, this is a one time payment only. The initial maintenance charge of THB 5,000 per month will be levied from the date of completion. It includes the labour maintenance of your pool and terrace.
The developer is now able to offer 60% LTP (loan to purchase price). The term of the loan can be for 25 years or up to a maximum age of 85. Current interest rate is based on Thailand’s MLR rate (minimum lending rate), at the moment being 6.3%.
Payments of 60% are required during construction. When your villa has been completed the mortgage provider will reimburse you the ‘over-payment’ of 20%. Your net capital outlay will therefore be 40%. The gearing and cash flow benefits of the scheme provide a huge investment uplift.
Closing costs are 1.1% of the purchase price for Land Office tax (compared to 6.3% via a Thai limited company freehold purchase), plus legal fees of up to £1,500.
