Location

The historic Château de la Redorte is set in its own delightful park at the very heart of the charming Minervois village of La Redorte in the Languedoc. The village is a typical Mediterranean wine growing village which in many ways has remained unchanged since the middle-ages. At the same time, La Redorte is a typical French bustling village with a fine restaurant, bakery, post-office, bar/cafe, a well stocked supermarket with 24/7 fuel service, butchers shop, newsagent, bank and hairdresser. The village has a lovely old church and many winding, narrow streets and alleyways.

With its centerpiece, the restoration of the magnificent late 18th Century Chateau untouched by time, this boutique project will consist of 42 exclusive apartments.

Four apartments will be located in the Château, while two ‘dépendence’ each with 19 apartments will be built on the grounds in a style reminiscent of the original outbuildings re-imagined by architect Roland Coulet. With floor areas extending to 93m² (1,000sq.ft.), accommodation consists of a spacious open plan salon or living area with broad picture windows opening out to terrace or garden. Large en-suite bedrooms are beautifully proportioned and kitchens and bathrooms feature high-specification fittings and equipment.

The development will be executed to the exacting standards for which Garrigae has become known: superb construction quality using traditional materials and craftsmanship to designs which fuse the ancient and the contemporary to spectacular effect.

Guaranteed Return and Personal Usage

The Developer is offering buyers at Château de la Redorte a range of investment options to suit different requirements. Common to all of the leaseback options are the following features:

Leaseback Option 1; The Pleasure Investment: The Pleasure investment offers a practical mix of strong financial returns coupled with ample opportunity to enjoy the property. This option offers a net return of 4.5%. This is made up of 2.8% cash return and 1.7% in personal use credit.

Leaseback Option 2; The Leisure Investment: The Leisure investment is for those who really want to avail of all that Château de la Redorte and other Garrigae properties have to offer, while also enjoying a sizeable rental return. This option offers a net return of 4.9%. This is made up of 2.3% in cash and 2.6% in personal use credit.

Leaseback Option 3; Home from Home: With up to six months of personal use annually, this option is tailored to those who plan on spending significant amounts of time enjoying their property, while maximising the returns from it during your absence. Under this option you and your guests can use the accommodation for up to six months per annum, at any time during the year excluding the second week in July to the second week in August. When you are not using it yourself, Garrigae Hotels and Resorts will include the property in the accommodation pool of the resort. You will receive 50% of all net rental return.

Management charges at Château de la Redorte will amount to €18 per square metre per annum for Pleasure and Leisure Investment options. For the Home From Home option, the charge is €30 per square metre of usable space. This charge includes a contribution to annual maintenance of all private and common areas, including upkeep of swimming pools and gardens. The charge will be deducted from the rental income.

Additionally, owners will be able to exchange their time in the Château to enjoy any other of the developer's projects including Le Couvent d’Hérépian, a converted Convent in the Languedoc national park; The Abbaye de Sainte Croix, a 10th Century Abbey in Provence; Residence Rive Gauche, a luxury waterfront apartment block in the chic village of Marseillan and Les Jardins de Saint Benoît, vineyard estate and spa in the Corbières region. Developments in Pézenas, Provence and the Alps are also in the pipeline.

Purchase Details

To reserve a residence, there is a 2% deposit. This is followed by stage payments until completion.

Construction will start 3rd quarter of 2008. Construction to be finished in 2010.
